Reading and North Reading Home Sales Jump in 2012

Both towns saw a year-over-year increase.

Both Reading and North Reading saw a year-over-year increase in home sales from 2011 to 2012, but the home sales stayed the same for the month of December in both years in North Reading and raised slightly in Reading, according to the latest figures from The Warren Group.

In North Reading, nine single-family homes were sold in December of 2012, the same amount as December 2011. However, homes sales increased about 36 percent in 2012 to 150 from 110 in 2011. 

In Reading, 16 single-family homes were sold in December, a 6.67 percent increase over the 15 sold in December of 2011. Last year in Reading, 246 homes were sold, which was a 26.15 percent increase over 2011 when 195 homes were sold.

The median sale price of a single-family home in December in North Reading was up slightly to $385,000 from $310,000 in 2011. The median sale price of a single-family Reading home dropped in December to $387,500, from $396,000 in December 2011.

The median sale price of a single-family North Reading home increased in 2012 to $390,000 from $387,500 in 2011. The median sale price of a single-family Reading home also increased in 2012 to $419,950, from $400,000 in 2011.

Condo Sales Down in North Reading in December, Up in Reading

North Reading condo sales decreased in December, with five sold in 2011 and four in 2012. Reading condo sales increased 125 percent with four sold in December of 2011 and nine sold in December of 2012. 

In 2012, North Reading condo sales were down 11.63 percent, with 38 sold in 2012 compared to 43 sold in the same time period in 2011. In 2012, Reading condo sales were up 185.71 percent, with 100 sold in 2012 compared to 35 sold in 2011.

 Meanwhile, the median sale price of a condo in North Reading increased year-over-year to $280,000, a 16.67 percent increase from December 2011's median sale price of $240,000. Reading's median sale price of a condo fell slightly year-over-year to $237,000, a 2.67 percent decrease from December 2011's median sale price of $243,500.
